38 three and four bedroom single family homes in Oxnard

Community Dynamics and the City of Oxnard teamed up for yet another award winning public-private partnership in affordable housing, only this time we created a mixed income community. We priced 22 of the homes for affordability to lower income households, and 16 to sell at fair market prices to moderate income families. Skeptics worried that the juxtaposition of affordable and fair market pricing in the same community would compromise our ability to sell the market rate product. However, all the conventionally priced homes sold without media advertising in less than 24 hours. Why? Our product was beautifully designed and built. It doesn't look affordable at all.

We built Sonria on a 4.4 acre parcel in north Oxnard at a density of nearly 9 dwelling units to the acre. Land planner David Smith positioned the homes facing outward along the perimeter streets so as to weave into the existing neighborhood fabric. We asked the developer of a master planned community to our west to relocate a proposed neighborhood park immediately across the street from Sonria, and he did. Internally, we fronted our two story homes along a pair of landscaped pedestrian friendly paseos, and placed the attached garages to the rear with alley access. The compact Spanish revival style homes, average about 1,300 square feet, and are massed in proportion to the community's compact lots. The result? A charming collection of simply detailed, traditional homes arranged along richly landscaped public walkways. And two separate Awards of Merit from the Pacific Coast Builder's Conference Gold Nugget Awards for Best Detached Home on a Compact Lot and Best Affordable Housing Community under 30 du / ac.
