43 three and four bedroom single family homes in Simi Valley.

Simi Valley's elected leaders take great pride in their community, demand excellence from its developers and have historically prioritized the construction of high quality single family detached developments for its citizenry. At the same time, rising land costs demand increased planning efficiencies from the developer in order to deliver new home communities that remain within reach of workforce families endeavoring to purchase their first home. With these factors in mind, Community Dynamics bought one of the city's few remaining infill parcels, and delivered a beautiful, sustainably designed small lot community of 43 homes on 5 acres with prices starting in the mid to high $300,000s.

Our land planners at FBH architects elected to weave the community into the fabric of the existing neighborhood with a neo-traditional design that fronts the development's perimeter homes on existing streets, and moves attached garages to the dwellings' rear, creating a pedestrian friendly environment. At the community's center, homes front on a graciously landscaped paseo that terminates in a park like setting. The development features an eye pleasing mix of Mission style architecture, nearly 2 acres of landscaped open space, and ample private yards thanks to state of the art zero lot line design programming and our commitment to an underground detention basin which freed up additional open space on the compact site. Award winning landscape architects at TGP delivered a drought tolerant plant palette which harmonized with Simi's native species and, in combination with smart irrigation planning, enabled the development to outperform the State of California's water saving requirements by 55%.

The result? An affordable, sustainable and beautiful community for Simi Valley, and a Gold Nugget Award of Merit for Outstanding Home on a Compact Lot from the Pacific Coast Builders Conference. The company sold the community with all design approvals to TRIPointe Homes which is currently marketing it as Los Arboles.
