  SAN FRANCISCO, CA – The Pacific Coast Builders Conference (PCBC) awarded Community Dynamics a Gold Nugget Award of Merit for Los Arboles in Simi Valley, a 5-acre infill community featuring 43 single family detached homes on small lots at a density of 8.5 dus / acre.

                | While many infill communities turn inward, erecting walls and gates around their perimeters, Community Dynamics' land planners elected, instead, to orient Los Arboles' homes to the surrounding neighborhood.  Their neo traditional design program locates the dwellings' attached garages to the rear, creating a pedestrian friendly environment along the neighborhood's street frontages.  And the dwellings at the community's center open onto a meandering landscaped paseo which leads to an active recreation area.  The development team implemented a zero lot line strategy to maximize the efficient use of available land, creating minimum 15' private side yard setbacks.  And by introducing a dry creek bed directing storm water runoff into an underground detention basin, the landscape architect and civil engineer were able to  preserve nearly 2 acres of community open space.  The development's efficient two story, three and four bedroom homes start at 1,291 square feet, resulting in an eye pleasing proportion of  private interior and outdoor spaces throughout the community. 
 The PCBC Gold Nugget Awards recognize those who improve our communities through exceptional concepts in design, planning and development, and this is the company's third Gold Nugget Award of Merit.
