VEO A FINALIST FOR 2017 JACK KEMP EXCELLENCE IN AFFORDABLE & WORKFORCE HOUSING AWARDS

– Each year, the ULI Terwilliger Center for Housing highlights the efforts of leaders across the country working to expand housing opportunity. The Jack Kemp Workforce Housing Models of Excellence Awards recognize exemplary developments that meet workforce housing needs in the local community.
 
Now, the ULI has declared Veo — whose name alludes to “vision” in Spanish — a finalist for this important award. In 2012, when the State of California dissolved all of its 400+ redevelopment agencies, hundreds of projects were jeopardized, including Veo. But creative solutions and perseverance on the part of Community Dynamics, CityView and the City of Carson rescued the project and successfully provided much-needed housing, even without the help of a formal redevelopment agency.

The City wanted to turn its main street into an active, walkable corridor with quality mixed-use development and streetscape improvements. They wanted to provide opportunities for first time homebuyers, at price points serving the city’s workforce. Clearing out a blighted mobile home park just a block from City Hall provided a perfect opportunity.

Veo is a mixed-use, mixed-income project composed of 152 units of for-sale housing in four product types: stacked flats, two and three story townhouses, and single family homes on 10 acres. Prices range from the low $200,000s to the mid $400,000s. The units range from 1 to 5 bedrooms, and each has private outdoor space (either balconies or enclosed patios).

The project also includes 14,000 SF of ground floor retail fronting on the rejuvenated main street. The retail space is enhanced with streetscape improvements and an outdoor dining area.

Environmental issues were addressed early in development. Veo’s innovations include solar panels to provide power for the common areas, and the site meets the most advanced “low impact development” standards (energy efficiency; stormwater management; drought-tolerant landscaping). In addition to the site’s walkability, every townhouse fronts on a landscaped paseo leading to the community center, pool and tot lot. Cars are kept to a loop road on the perimeter, with garages off motor courts.

Veo is priced well below the median home price for the region, and gives the community’s middle income families their first opportunity to buy new quality homes at a price they can afford.
